Window cleaning in Eagle, where the water leaves rust
A lot of Eagle sits on private wells rather than on a valley blend, and those wells carry iron and manganese. The sprinklers throw that water at the house every morning. It dries orange on the stucco, on the concrete and on the glass, and that is not something a normal wash takes off.
The Eagle difference
It is not just hard water out here. It is iron
The whole Treasure Valley runs hard, and Eagle gets all of it. Why that is, and what it does to glass, is set out once on the valley water page.
What Eagle gets on top is metal. Many homes here draw from private wells, and a private well adds iron and manganese to the hardness rather than blending it away. Hard water alone leaves mineral spotting. Iron does something different: it oxidizes. It turns orange, it sits in the pores of stucco and concrete, and on glass it goes on building until somebody deals with it.
We would rather not print a number for your particular well. Hardness varies from one Eagle property to the next depending on the well and the zone, and published figures disagree with each other, so the honest answer is a range and a look at your actual glass.
The orange on the stucco
Where Eagle staining comes from, and what we do about it
This is staining Aaron has watched happen on Eagle properties, not a line borrowed from somebody's brochure. It is worth understanding before you pay anyone to scrub at it.
The sprinklers are the delivery system
Irrigation on a well is spraying iron-rich water. Every head that reaches the house is putting it on the wall and the windows daily, all season.
Then it oxidizes
Iron in that water reacts and turns orange. On sidewalks and stucco it soaks in. On glass it bonds to the surface, which is why a rinse does nothing.
Left long enough, it etches
Mineral that sits on a pane season after season stops being a deposit and starts being permanent damage to the glass itself. Time is the whole variable.
We move the heads back
If a sprinkler is aimed at your house we will tell you which one and which way to turn it. That single adjustment does more than any product we could sell you.
Light buildup comes off during the visit
When we can treat spotting during your service we do it at no extra cost. See how the hard water treatment works and where it stops.
Heavier staining, said plainly
Some Eagle glass is past what a visit will fix and needs a more advanced restoration. You will hear that from us at the quote, not after we have your money.
The homes and the glass
Big view glass on lots that keep you at a distance
Eagle is estate lots, large custom builds and semi-rural homes. The glass follows the land: oversized panes, view windows aimed at whatever the lot was bought for, and a great deal of it two stories up. Rust spotting shows worse on a large pane than on a small one, because there is more uninterrupted surface for the eye to travel across.
Reach is the practical problem out here. Elevations are tall, the house often sits well back, and landscaping and beds sit exactly where a ladder would want to go. Our water-fed pole system is built for that: purified water, ground-based reach, no ladder feet in your planting and no leaning against your stucco. Where detail work is better done by hand, we do it by hand instead.

In this order, in this town
What Eagle books
Every area asks for a slightly different mix. Here the order runs glass first, then solar, then gutters, and the water is the reason the first two sit where they do.
Window cleaning, on a cadence
Glass is the job. On iron-bearing water the interval matters more than the product, which is why most Eagle homes end up on a standing schedule rather than calling once a year.
Solar panels
Panels take the same irrigation spray and the same mineral film the windows do, and a filmed panel is a panel doing less work. Solar panel cleaning comes second here for a reason.
Gutters
Third on the list in Eagle, and still worth doing before the weather turns. Gutter cleaning while we already have the reach set up.
Straight answers
What Eagle homeowners ask us
The general water questions, how hard it runs and why some staining comes out orange rather than white, are answered once on the service areas page. These are the ones we only get out here.
We are on a well. Does that change how you clean?
It changes what we are looking for and how often we suggest coming back. Iron and manganese sit on top of ordinary hardness, so buildup arrives faster and gets harder to reverse. We also check where your sprinkler heads are pointed, because moving one head is worth more than any amount of scrubbing.
Our lot is deep and the windows are two stories up. Can you reach them?
Yes, and estate lots are the reason we own the equipment we own. The water-fed pole system gives us purified water and ground-based reach on tall elevations, without putting ladder feet through your beds or a ladder against your stucco. Where a pane wants hand detail we still do it by hand.
The rust is on our stucco and concrete too, not just the glass. Can you handle that on the same visit?
Our scope is the glass and what goes with it, so we are not going to quote you stucco or concrete restoration we do not do. What we will do on the same visit is find the sprinkler head putting it there and tell you which way to turn it. That stops the source, and it is the same source marking your windows. Ask at the quote and we will be plain about where our work ends.
Our glass has looked like this for years. Is it too far gone?
Sometimes, and you should hear that before you pay rather than after. Mineral that has sat on a pane season after season can etch the glass, and etching is damage rather than dirt, so no amount of cleaning brings it back. Other glass looks far worse than it is and comes back further than the owner expected. We tell you which one you have at the quote, and the hard water treatment page sets out where the line falls.
Can you do the solar panels on the same visit?
Yes, and on well water it is worth it. Panels collect the same mineral film the windows do. Tell us on the quote form and we will look at both together.
